Hurricane Season is Coming: Is Your Hays County Home Prepared for the Aftermath?

As we enter the peak of hurricane season, it’s a critical time for Central Texas homeowners. While we may not face the direct impact of storm surge, our location in "Flash Flood Alley" means the remnants of a tropical storm or hurricane can bring the single most dangerous threat to our homes: catastrophic flooding.


Preparation is the key to protecting your biggest investment. This isn’t just about having batteries and water; it’s about ensuring you have the right financial protection in place before a storm ever enters the Gulf.


Step 1: Conduct an Insurance Review Now


Don’t wait until a storm is forecast. There are two critical items to check on your home policy immediately:


  • Flood Insurance is Separate: Most homeowners are shocked to learn that standard homeowners insurance policies do NOT cover damage from flooding. This protection must be purchased as a separate flood insurance policy, which typically has a 30-day waiting period. You cannot wait to buy it when a storm is approaching.
  • Know Your Wind & Hail Deductible: Many Texas policies have a separate, higher deductible for wind and hail. Understanding this number now will prevent surprises during a claim and help you budget for potential out-of-pocket costs.


Step 2: Create a Home Inventory


If you do need to file a claim, proving what you lost is essential. A home inventory is the best way to do this. Simply walk through your home with your smartphone and record a video of your belongings, paying special attention to electronics, furniture, and valuables. Store this video in the cloud so you can access it from anywhere.


Step 3: After the Storm Passes


If your home sustains damage, the steps you take next are crucial for a smooth claims process.


  • Stay Safe: Do not enter a flooded home or go near downed power lines.
  • Document Everything: Before you move anything or make repairs, take extensive photos and videos of all the damage.
  • Call Your Agent Promptly: Your agent is your first and best resource. Call them as soon as you can to start the claims process.
  • Mitigate Further Damage: Make reasonable temporary repairs to prevent more damage, like putting a tarp over a damaged roof. Keep all of your receipts.
